How to determine what kind of home suits you.

Following from the previous post on choice of location, once the questions of the ideal location for your home has been settled, the next important decision you need to make is on what kind of home really suits your needs and lifestyle. 
Are you the peace-loving one whose image of a proper home is lots of quiet and calm, or would you rather live with other people probably for the company or for cost reasons, then you might want to consider the possible options available, in form of house types.

In Nigeria (as well as many other parts of the world), the most common house types are flats, detached houses and terraces,  Each with its own advantages and a few disadvantages which will be shared as we go along.



Detached House

This remains by-far the most common house type in Nigeria today. Its popularity can basically be linked to the housing policy allowances which encourages individuals to purchase lands and build their houses themselves. In essence, a detached house, unlike most other house types is usually free-standing, that is, it shares no common wall or space with any other structure. Due to this, it sure guarantees you some privacy, freedom and most often, autonomy of space. 
In terms of structure, a detached house can either be a duplex, bungalow or a storey. 

However, as you might have guessed, this house type is the most expensive of all the available options...and yes, if you have probably been considering a detached house either for personal use or as an investment, you are on the right track, because this house type has the highest investment value. So you can start adding up your gains against the next couple of years and smiling your way to the bank. Flats

Next up are flats or apartments as they are commonly called. This type of houses are usually a part of a building, which has been splitted into multiple other living areas or flats. Unlike the detached house, apartments allows you the company of other residents with whom you might share some communal spaces like the stair well, parking space, the pool etc. So, If you don’t like the lone feeling that accompanies buying and living in a detached house, then a flat is your best bet.  This house type may have between two and four bedrooms, it therefore maybe a good choice for young start-ups. While, these are not as expensive as the detached house, the fact is that they are seldomly up for sale, but for rent.



Terrace

The wave of terraced houses have continued to hit the continent so hard this days. Terraces are basically long rows of similar looking houses. This house type usually involves 3 or more houses built in rows. Originally, terraced housing was attributed to the working class in Europe, and decades down the line in Nigeria, this house types still remains true to its form as it has become a favourite for many middle and upper class workers, so we can say that today’s terraced houses sometimes come with a touch of luxury. Hence, when it comes to pricing, terraced houses are not always so cheap.  One major advantage of living in a terraced house is that they are usually enclosed within walls and gates (Most normal in Nigeria). Pent house

This is not exactly a house type, but its growing popularity makes it worth my attention. Penthouses are another big development in Nigeria’s real estate terrain, as they grow in popularity. As part of a building, It is generally a structure on the roof of a house with its walls slightly more carved in than the other walls. A pent house is just like a flat or an apartment but its major advantage is the luxury of space and it guarantees comfortable living. The secluded structure of it gives you the advantage of your privacy and an expansive view of the city below. However, because of the amount of luxury that seems to be associated with it, a penthouse will usually cost more than other flats.

Ultimately, my word to you is that in buying your ideal home, the major things to keep in mind are the size factor, outdoor space and amenities like water, road network etc to match the value or worth of the property itself.
